Why Get Permits & Inspections

Every Function Basement Design is completed with a permit issued by the local village, city, or county in which you live. Permit fees can vary and we include those fees and the labor required to obtain the permit with every one of our designs. It's a small price to pay when you consider the alternatives. There are many important reasons to obtain a building permit and to obtain the required inspections when finishing your basement.

It’s the professional way

When a contractor says a permit isn't needed to finish your basement, it's likely because he and/or the contractors he hires to work in your house are not properly insured or licensed. This can result in not only unskilled workmanship but also the potential for significant insurance claims against you should an injury occur on your property. Only hire a contractor who insists on obtaining a permit as it's the professional way to run a business.

Helps protect property value

Your home is an investment. If your construction project does not comply with the codes adopted by your community, the value of your investment could be reduced.

Saves money

Property insurers may not cover work or damages caused by work done without permits and inspections.

Makes selling property easier

When property is sold through a multiple listing service (MLS), the owner is required to disclose any improvements or repairs made and if permits and inspections were obtained. Many financial institutions will not finance a purchase without proof of a final inspection. If you decide to sell a home that has had a basement finished without a permit, you may be required to demolish the renovation or do costly repairs.

Work requiring permits are made such by City Ordinance. Finishing a basement without a permit will be subject to demolition or other costly remedies including significant fines to both the homeowner and contractor.
